Guest Apartment Services Paris is specialized in short terms rental of superior and luxury furnished apartments, with personalized services for international travellers and individuals. All properties in the Guest Apartment Services Paris portfolio are exclusively located in the most desirable central location in the City: Isle Saint Louis, Isle de la Cité, Marais Area & Saint Germain des Près.

All short term rentals include complete and personalized services such as maintenance and perfect knowledge of the property, comprehensive assistance for guests during the entire stay, maid service and helpful concierge services.

WORK ON YOUR REQUEST

Guest Apartment Services Paris offers you the possibility to pre-select apartments that correspond to the criteria of comfort and specific needs of each person in the « booking form  » section of the website.

Guest Apartment Services is committed to responding to all requests for information within 48 hours of reception of a request and taking into account weekends and the time difference between Europe and other continents. Guest Apartment Services will make a complete proposition for rental on one or more apartments according to availability and will propose alternative rentals if an apartment requested is not available during the time of stay in Paris.

Each rental proposition will include an update for apartment availability, a lengthy description of the apartment(s), a map of the area, a list of charges and services included and rental terms.

All rental proposals are only valid for 48 hours to commence at the moment that the proposal is sent to the individual. This 48 hours period is meant to be a time for the individual to consider the sent proposal at their leisure. If no response is received when this 48 hour delay is over, then Guest Apartment Services Paris reserves the right to cancel all reservation propositions.

DURATION OF STAY

4.0 Certain numbers of properties have a minimum stay of 91 nights, please contact us for more details or, specifics inquiries.

4.1 Minimum stay on High Season rental, for properties based on 7 nights requirement:

The minimum stay in all our properties is based on one Week rental, for 7 nights during the High season rental for the following months and rental periods: March, April , May June, July, August, September, October, Thanksgiving week in November, Christmas week and New Year Eve week.

4.2 Minimum stay on Low season rental, for properties under 91 nights requirement:

The minimum stay in all our properties is based on 5 nights during the Low season rental for the following months and rental periods: January, February, The first weeks of November, and first two weeks of December.
Guest Apartment Services reserves the right to not accept rental demands under the minimum stay required.

DEPOSIT RESERVATION/ BOOKING CONFIRMATION
5.1

Before committing on a booking, you must contact us by telephone, fax or email to obtain confirmation that your chosen property is available for the date required.
To reserve your future Parisian pied à terre, we will send you a complete and secure reservation form, with the rental period clearly indicated, the apartment reference selected, the total number of agreed guests occupancy, the total amount of the rental and the deposit reservation required.
Please read carefully this reservation form, fill it out and return it signed with appropriate information by email or by fax.
Guest Apartment Service reserves the right to cancel a hold on reservation if information on the reservation form in incomplete.

5.2

Reservation of your apartment will only be confirmed upon receipt of a 50% non refundable deposit of the agreed rental.

Your reservation is firm with the selected dates and cannot be changed or postponed for any reason.
Upon reception of your written agreement and after a positive deposit transaction, we will send you a receipt of your credit card charged and the complete confirmation of your reservation with all the details concerning the apartment including sleeping arrangements organized for your arrival and the arrival conditions.
For security reasons we only provide the exact address of your apartment upon confirmation of reservation.

5.3

The person who has signed the Booking Request Form is responsible for the payment price on the temporary rental and the must comply as with all members of his party to the general rental conditions.
A binding rental contract between the person who has signed the Booking Request Form and Guest Apartment Services Paris, will be made only when we issue a Booking Confirmation.

5.4

Bookings cannot be accepted from persons under 18 years of age at the time of booking. We reserve the right to refuse a booking without giving any reason.

PAYMENT
6.1 Deposit reservation:

We accept the following credit cards, VISA & MASTERCARD.
We accept bank wire transfers. Guest Apartment Services Paris does not cover the possible extra banks fees or charges due to wire transfer transaction. All rental amount paid by wire transfer has to correspond to the deposit amount required (with a net payment).
Cash is accepted.
Sorry but we do not take American Express credit cards and we do not accept personal checks.

6.2 Final Payment :

We accept the following credit cards, VISA & MASTERCARD, and cash.
The final balance payment is due upon your arrival in Paris, and not later than the first day of the rental. The final short term rental contract is signed on the day of arrival (except for weekend arrivals or national holidays), with a Guest Apartment Services Paris representative and the primary tenant.
Failure to pay the balance for rental on time will constitute cancellation and the tenant will have no right and no title to stay in the property. If the tenant is already in the property, he has to leave it at once.

6.3

Receipt of payment and deposit of this payment shall not constitute acceptance of any booking.
A binding contract exists only when we issue a Confirmation of reservation.

6.4

A final payment invoice document is at your disposal at the end of your stay.

RATES
7.1

As a European company, the price given is exclusively in EUROS currency.
The rent is prorated per night according the length of the stay on Weekly basis ( 7 Nights) for stays from minimum 7 nights or Monthly basis ( 30 Nights) for stay of minimum 30 nights, unless otherwise stated.
All rates published by Guest Apartment Services Paris can be changed without notice.

7.2

Properties are rented fully furnished and equipped with all major electrical appliances: refrigerator, oven, microwave, coffee-maker, toaster, electrical kettle, iron & iron board, hairdryer, colour TV with remote control, CD player & hi fi .
Additional electrical appliances are available at many individual apartments: Washer/dryer, or combination, dishwasher, DVD player, Home cinema, safe, air conditioning.
The price for all properties includes quality linen & towels, some bathroom supplies, toilet paper, basic cleaning products, detergent for dishwasher, final cleaning services.
For health and allergy reasons, we do not provide detergent for washing machine.
The Internet web pages state the additional facilities and services available at the individual apartments.

7.3 RATES INCLUDE FOR EACH RENTAL :

VAT Tax 10% based on the total of your rental.
Electricity consumption up to 250KW for weekly rental.
Cable TV offering all main international channels.
High Speed internet with unlimited connection for most of our equipped properties.
Please note that Guest Apartment Services cannot be held responsible for internet network malfunctions nor with the possible incompatibility between your laptop and our internet modem access.
Housekeeping is included at mid-stay for all rental based on 7 nights with change of fresh towels for each guest + 1 to 2 hours housekeeping assistance. Final cleaning is also included at the end of the stay.
Housekeeping is included once a week for any stay superior to 7 nights with change of fresh bed linen and fresh towels for each + 1 to 2 hours housekeeping assistance. Final cleaning is also included at the end of the stay.
Extra housekeeping service may be included depending on the property selected and the rental terms.
Hot line: 24h/day telephone number for emergencies.
Comprehensive concierge services is maintained throughout the stay.
Personalized welcome during the opening office hours from Monday to Friday.
Guest Apartment Services insures each apartment rental.

The property itself and its furniture and equipment are covered by insurance, in case of fire, water leak, burglary or window glass breakages.

Your belongings are not covered by the property insurance. This insurance does not cover guest luggage, personal belongings, and valued objects.

This insurance does not cover personal civil injuries or damages.

7.4 RENTAL RATES DO NOT INCLUDE:

(unless otherwise noted on specific rental conditions):

Electricity or gas for Monthly rentals.
Extra Services on request such as: Airport or train transfer to the properties, extra housekeeping not stated on the rental terms, breakfast & catering deliveries, shopping delivery, mobile rental, internet personal assistance, baby sitting, personalized laundry.
Insurance for guests’ luggage, cash, valuables and civil injuries: Please contact your insurance agent before departure.

SECURITY DEPOSIT (or Guaranty tenant DEPOSIT): Always required.

Amount is set according the apartment rented. See below for details.
For a Studio apartment, Large Studio & One bedroom apartment:

300 to 500 Euros security deposit ( bound) depending the property.

For a Two bedroom apartment, Three bedroom apartment and larger:

500 Euros or 800 Euros security deposit ( bound) depending the property.

This security deposit by credit card is required on day of arrival, upon the signature of final rental contract, to cover the cost of any damage, breakage, cost of telephone or/and electricity consumption (over 250KW for weekly rental, electricity according to meter for monthly rental) during the length of stay.

Security deposit will be held on credit card upon arrival during the entire period stay.

As for security, Guest Apartment Services reserve the right to required for higher amount of security deposit depending the property rented and depending the total number of guests in the party.

If after completion of the inventory, nothing is reported damaged, lost or broken, the security deposit will be returned to the client within one/two weeks of departure from the property less any possible costs. Delays may caused while we are waiting to receive bills from providers.
If there is damage, the security deposit will be forwarded to the client within 3 weeks, after deduction of repairs/replacement costs or supplementary cleaning resulting from an insufficient state of cleanliness.

PARIS CITY TAX:

The Finance Act for 2024, passed by Parliament on the proposal of the Government, introduces, as of January 1, 2024, an additional tax of 200% to the tourist tax in Ile-de-France municipalities, for the benefit of the public establishment

Paris Île-de-France Mobilités (IDFM) :

Article 140 of the Finance Act for 2024: “Section 3 of the single chapter of title III of book V of the second part of the general code of local authorities is completed by an article L. 2531-18 worded as follows:

Art. L. 2531-18. – An additional tax of 200% to the visitor’s tax or flat-rate visitor’s tax levied in the Île-de-France region by the municipalities mentioned in article L. 2333-26 and by the public establishments for inter-municipal cooperation mentioned in 1° to 3° of the I of article L. 5211-21 is instituted.

This additional tax is established and collected according to the same procedures as the tax to which it is added.

When its proceeds are collected by a commune or by a public establishment for inter-communal cooperation with its own tax status, the corresponding amounts are transferred to the Île-de-France Mobilités public establishment at the end of the collection period.”

As a result, the tourist tax rates applicable from January 1, 2024 have been modified.

As a reminder, the taxe de séjour is collected on an actual basis by the accommodation provider (or booking platform) on the basis of the rates in force in the territory at the time of the stay (and not at the time of booking).

During their stay in France, visitors are required to pay a tourism tax which is fixed by the local authority.

The rate applicable in Paris for our category of accommodation is quoted at  14,95Euros/Night/person.

This Paris City Tourist tax will be collected only upon arrival by the Guest Apartment Services Paris agency according to your rental terms on this rental proposal. It will be included in your final rental apartment bill.

ACCESS – ARRIVAL AND DEPARTURE TIME

Concerning all reservations, your arrival information will be required in advance.
For arrival, the check in time is planed at: 3:00 pm.
For departure, the check out time is planed for: 11:00 am.
If these times are difficult please advise us at the time of booking.
If your arrival is delayed you must inform Guest Apartment Services Paris so that suitable arrangements can be made for entry to the your rental accommodation.
Guest Apartment Services cannot be held responsible for delayed arrival or cancelled flights in regards with the rental of the apartment.

9.1 Check in time: 3:00pm.

The initial check in time for each apartment is planned at 3:00p.m., especially when the apartment is rented the night before your arrival. This procedure is applied strictly out of respect for the check out of previous tenants and in order to prepare and organize your apartment by our staff to welcome you in the best conditions.
However, if the apartment is not rented the night before your arrival, we allow possible early check in with immediate access to the property, upon our written agreement.
Arrival terms and condition for week-day arrivals and/or for weekend arrivals are stated on the confirmation of reservation.

9.2 Check out time: 11.00am.

The initial check out time is planned at 11am, and has to be strictly respected with keys returned.
In case you have an early departure we will arrange directly with you the day before your departure for this key return.
In case of non-respect of check out time, Guest Apartment Services reserves the right to bill you a late departure penalty.
However, if the property is not rented the same day of your initial departure date, upon our agreement, we authorize the tenant for a later departure at no extra cost.

9.3 Opening office hours and Access to your apartment:

Our welcome office is located on Isle Saint Louis. We will be pleased to greet you personally upon your arrival on week days, Monday to Friday , from 10:30am until 6.30pm.
Our representative, will provide you the keys, and will go with you to your apartment, to help you to settle in, to explain how to work all electrical appliances, and to give you recommendations on local shops and restaurants.
Week end arrivals are possible and are subject to specific procedures in order to access your apartment, these procedures are stated on the confirmation of your reservation document.
Arrivals before or after our opening office hours are possible and are subject to specific procedures in order to access your apartment, as stated on the confirmation of your reservation document.
Guest Apartment Services or their representatives can access the rental accommodation at any reasonable time during any occupancy for the purposes of inspection, maintenance, or emergencies.

NUMBER OF PEOPLE USING THE TEMPORARY ACCOMMODATION

Only those persons named on the booking form and total numbers of guests agreed upon in the rental forms may use the property without prior agreement. The number of people staying at the property must not exceed the number of sleeping places indicated in the booking confirmation (number also including infants under two years). In the event that the maximum number is exceeded without prior agreement, Guest Apartment Services reserves the right to refuse or revoke the contract at its sole discretion.

BEHAVIOUR

The person signing the contract is responsible for the correct and decent behaviour of his/her party. Should you and your party not behave in such a manner, Guest Apartment Services may at its absolute discretion ask you and your party to vacate the property without a refund of the rent.

SOCIAL, BUSINESS, TRADE EVENTS AND OTHER FUNCTIONS

It is our policy and that of the Property Owners we represent, to allow only residential use and not to allow social, business, trade events and other functions (exhibitions, trade desks, weddings, large receptions, large cocktail parties) on the property without our written consent. Shooting are strictly forbidden.

YOUR RESPONSIBILITIES

You must keep the temporary rental accommodation and all furniture, fittings, effects, facilities and equipment in the same state of repair and condition as at the commencement of the stay, and leave the rental accommodation in the same state of cleanliness and general order in which it was found. You are responsible for all damage or loss which occurs to the property or its contents during your occupation, and will be responsible for paying appropriate compensation to us as representative for the Property Owner in the event of damage.

CHILDREN
14.1

Guest Apartment Services to welcome families with children and infants. We even have baby beds and high chairs, if you request them, available for your use free of charge. We would like to draw your attention as parents and as persons responsible for your little ones to their good behaviour. You are entirely responsible for the good behaviour of these children. Whatever is the reason, in case there is damage, be it voluntary or accidental, Guest Apartment Services reserves the right to charge you for all damages caused by your children or the children of your guests visiting you in the rental property. A complete control of the state of the apartment will be made after each departure

14.2

Certain apartments are not available to families with children. Please consult us before booking.

PETS

Guest Apartment Services understands how wonderful it is to share an apartment in Paris with your canine or feline companion. However, for hygiene and sanitary reasons, as well as allergy reasons for other guests, no animals are allowed in our apartments.

SMOKING

As sanitary & healthy most of our apartments at Guest Apartment Services Paris are non smoking properties.

ALTERATIONS OR CANCELLATION INITIATED BY GUEST APARTMENT SERVICES
17.1

In the unlikely event that it is necessary to make an alteration to or cancel the temporary rental accommodation specified in the booking confirmation form we will respectfully inform you as soon as possible and, if requested, we will try to arrange alternative accommodation of similar or higher type ( up grade) and in a similar location as that originally requested.

In case of up grade ,Guest Apartment Services will not require for a difference rental payment at extra charge or extra cost , in regards with the original booking reservation rental.

If the alternative temporary accommodation is not acceptable, we will refund in full all deposit payment and shall be under no other liability than the amount paid to get the booking confirmation (50% of the rent in most of the cases).

17.2

At any time, Guest Apartment Services Paris gives itself the right to change its terms and conditions.
CANCELLATION BY YOU
18.1 – General terms and conditions :

1) Any cancellation by you (for whatever reason) must be in writing.
The effective date of cancellation is the date on which written notification is received by us in Paris (Guest Apartment Services Paris , 17 Rue Saint Louis en l’Ile, 75004 Paris. France. Tel: + 33 (0)1 44.07.06.20. – E-mail: [email protected]).

2) Guest Apartment Services Paris will not be held responsible for cancellations, for any change of dates, change of apartment or postpone trip, for ANY REASON, including health reason, professional and personal reason.

3) A deposit payment cannot be postponed on future dates of stay, or for another property.

4) As in our policy and clearly written on our rental terms, your deposit reservation payment, is non-refundable. To avoid cancellation fees, we strongly recommend you to book only when your travel dates are firm and to ask your travel agent for cancellation insurance.

5) For stays of more than One month, special conditions are applicable upon particular prior booking conditions.

18.2 – Cancellation Policy for weekly based rentals (1 to 3 weeks stay)

1) If you cancel less than 14 days before the original date of arrival or do not arrive at the first day of the stay (no show), or if you vacate the property before the end of the rental period, or if the booking is cancelled by us due to non-payment, we are entitled to the full rental cost from you.

2) For cancellation with notice superior to 30 DAYS before the original date of arrival:
The deposit payment reservation is firmed and non-refundable UNLESS we are able to re-rent the apartment for the original dates you have reserved.
If we are unable to re-rent the apartment for the said dates, we reserve the right to keep 100% of your deposit payment with the understanding that if we succeed in re-renting the apartment for said dates, we will refund accordingly.
If we are able to re-rent the apartment for your original period of stay reserved, we agree to refund partially or totally your deposit payment, minus administrative fee of 200 Euros.

3) For cancellation between 14 days and 30 days  before the original date of arrival:
Deposit payments are non-refundable if the reservation is cancelled within less than 30 days before the original arrival date.

4) For cancellation less than 14 days  before the original date of arrival:
The full amount of the rental is due (deposit payment + balance payment of the rental).

18.3 – Cancellation Policy for monthly based rentals :
1) If you cancel less than 14 days before the original date of arrival or do not arrive at the first day of the stay (no show), or if you vacate the property before the end of the rental period, or if the booking is cancelled by us due to non-payment, we are entitled to the full rental cost from you.

2) For cancellation with notice superior to 30 DAYS before the original date of arrival:
The deposit payment reservation is firmed and non-refundable UNLESS we are able to re-rent the apartment for the original dates you have reserved.
If we are unable to re-rent the apartment for the said dates, we reserve the right to keep 100% of your deposit payment with the understanding that if we succeed in re-renting the apartment for said dates, we will refund accordingly.
If we are able to re-rent the apartment for your original period of stay reserved, we agree to refund partially or totally your deposit payment, minus administrative fee of 200 Euros.

3) For cancellation less than 30 days  before the original date of arrival:
The full amount of the rental is due (deposit payment + balance payment of the rental).

18.4 – Cancellation Insurance :

Cancellation Insurance is the renter’s personal responsibility. We strongly recommend that your take out cancellation insurance for your trip. Guest Apartment Services will not be held responsible for last minute cancellation for ANY REASON.

18.5

To avoid cancellation fees, we strongly recommend you to book only when your travel dates are firm and to ask your travel agent for cancellation insurance.

Cancellation Insurance :

Cancellation Insurance is the renter’s personal responsability. We strongly recommend that your take out cancellation insurance for your trip. Guest Apartment Services will not be held responsible for last minute cancellation for ANY REASON.

AMENDMENTS BY YOU

19.

Upon receipt of your Booking Confirmation, please check the details to make sure they are correct. If the day after your booking has been accepted and you require us to amend it in any way, we reserve the right to avoid your reservation rental dates as a cancellation of reservation. We particularly reserve the right to not accept at any time, supplementary guest who are not listed on the reservation form.
Ex: If you have reserved an apartment for 2 persons, a third person will not be allowed to stay in the apartment , without our express agreement.

COMPLAINTS

20.

In the unlikely event that you are disappointed with the temporary accommodation, you must contact at once Guest Apartment Services Paris office.
We will try to solve the problem.
If after that you still feel that the problem has not been resolved to your reasonable satisfaction you should within 7 days of returning from Paris, put your comments in writing first to us and then to the Tourist Board of Paris – 25 Rue des Pyramides, 75001 Paris.- (as we are a Member of this organisation, we will accept the intervention ).
If you vacate the property before the end of the rental period you shall lose any rights to compensation.

LIABILITY OF GUEST APARTMENT SERVICES AND PROPERTY OWNER
21.1

Neither Guest Apartment Services Paris (as representative for the Property Owner), nor the Property Owner shall be responsible for the death of or personal injury of you or any person named on the Booking Form & Confirmation of reservation, or other person at the property unless this results from the proven negligence of owner, ourselves, or our employees.

21.2

Guest Apartment Services shall not be liable for any loss, breach or delay due to any cause beyond our reasonable control including though not limited to act of God, explosion, flood, tempest, fire or accident, war or threat of war, civil disturbance, acts, restrictions, regulations, by-laws, or measures of any kind on the part of any governmental or local authority, strikes, lockouts, or other industrial actions or disputes or adverse weather conditions. In any such case we shall be entitled to treat the contract as discharged.

21.3

In the event of such discharge our liability shall be limited to the return of sums paid to us in respect of the unused portion of the rent calculated on a pro rata night basis.

21.4

Guest Apartment Services Paris cannot be held responsible for breakdown of mechanical equipment of the accommodation or common to the building, such as pumps, boilers, lift, electric doors, heater systems, TV antenna etc., nor for failure of public utilities such as water, gas and electricity, TV cable.

21.5

Neither we nor the Property Owner is responsible for noise or disturbance originating beyond the boundaries of the temporary accommodation or which is beyond our control.

INFORMATION AND PHOTOGRAPHS GUEST APARTMENT SERVICES
22.1

You must accept that minor differences between the photograph/illustration/text used and the actual property may arise. Concerning element of comfort, decoration and furnishings, please refer to the written description of the page.

22.2

Guest Apartment Services Paris reserves the right to make modifications to the property that are considered necessary in the light of operating requirements. In the interest of continued improvement, Guest Apartment Services reserves the right to alter furniture, fittings, amenities, facilities, or any part of any activities, either advertised or previously available, without prior notice.

22.3

If material changes occur after your booking has been confirmed we will advise you if there is time before your departure.

22.4

All Photographs taken at our properties , description texts, Floor plans are exclusively property of SAS Guest Apartment Services Paris and protected by Copyrights.
Partial or full photographs, texts and floor plans cannot be used or sold for profit without prior authorisation and permission from Guest Apartment Services Paris.

CLEANLINESS , HYGIENE & QUALITY LINEN

It is one of our utmost concerns and priorities at Guest Apartment Services Paris.
Each property will be cleaned, prepared, reviewed for your arrival to welcome you in the best condition.
As a respectful tenant, you must leave it clean throughout at the end of the rental period.
A regular maid service is included for every rental stated on the rental terms & booking confirmation.

All linens are property of Guest Apartment Services Paris, and not Owner variable quality linen, and not subcontracted by another company.
All linen is carefully sanitary washed , dried, ironed, and perfumed with a little touch of lavender. All linen is freshly changed for every arrival. For that reason we would thank you to keep and maintain in correct condition all linens, comforter, duvets, pillows; towels and possible bathrobes.
We reserve the right to charge a penalty for non respect and/or misuse of linen.

The housekeeping assistance will be exclusively performed by our own team, during the afternoon between 2pm and 6pm for your morning comfort.
All our team is trustworthy, specially trained and organized as best as possible for your convenience.
If you require more frequent or additional linen changes it will be possible to organize in advance at extra charges.

SECURITY RESPONSABILITY AND VALUABLES

Any valuables left at the property are left at your own risk.
Neither Guest Apartment Services Paris nor our agents are responsible for their loss.
All our properties are in central Paris and as with all properties in prime locations, there may be a risk of burglary. Entrance door must be always locked with key(s) when you are outside as well as inside the accommodation. Where provided, safes should be used and proper care taken against theft and burglary. We accept no responsibility for any loss, damage or consequential losses due to theft or any other security related incident howsoever caused.

INSURANCE

The property itself and its furniture and equipment are covered by insurance, in case of fire, water leak and burglary or window glass breakages.
Your belongings are not covered by the property insurance.
We strongly recommend you to insure yourself, every member of your party, your luggage and your party’s luggage, cash, jewels, valuables, etc. by a comprehensive travel insurance including also personal responsibility.
Please contact your insurance agent or your travel agent before leaving your permanent home.

LAW

All contractual obligations arising out of these booking rental conditions shall be deemed to come into existence in Paris, FRANCE, and be subject to French law and the exclusive jurisdiction of the Parisian courts.

COPYRIGHT
